1. Material grade
Luxury vinyl plank, carpet, and engineered hardwood each span a range from budget to premium. A durable mid-grade LVP costs less per square foot than a wide-plank engineered hardwood — but both can look fantastic when installed well.
2. Square footage and layout
Bigger areas cost more in total but often less per square foot. Lots of small rooms, closets, stairs, and transitions add labor compared to one big open space.
3. Subfloor condition
If the subfloor needs leveling, repair, or moisture work before we lay anything, that's part of doing the job right — and we'll spell it out up front rather than spring it on you mid-project.
4. Removal and haul-away
Tearing out and disposing of old flooring is included in our quotes unless you'd rather handle it. We leave the space clean and ready to live in.
